At this stage, we will finalize the design and prepare all of the architectural documents, structural plans, and energy modeling necessary to apply for a building permit.

You'll be given Allowances for categories, such as flooring, cabinetry, counter tops, appliances, stone/tile, and plumbing & lighting fixtures. This gives you the ability to pick what you really want.
